What does Solcrest Capital do?
We acquire and oversee multifamily apartment communities on behalf of passive investors. We handle sourcing, underwriting, financing, business-plan execution, and investor reporting, so investors can own real estate without managing it themselves.
What types of properties do you invest in?
We focus on value-add multifamily properties, typically 40–100 unit apartment communities. Our strategy targets well-located assets with operational inefficiencies or improvement opportunities that allow us to acquire at attractive valuations. Through disciplined management and targeted capital improvements, we work to increase net operating income and drive long-term value creation.
What does it mean to invest passively?
As a passive investor, you contribute capital to a specific investment and we manage it. You won't deal with tenants, repairs, or lenders. Your role is to review the offering documents, invest if it fits your goals, and receive updates throughout the hold.
Who can invest with Solcrest?
Our investment opportunities are generally available only to accredited investors, and each is offered solely through formal offering documents. If you're not sure whether you qualify, reach out and we can talk it through.
What is the minimum investment?
Minimum investment depends on the deal, but is typically $50,000.
What is the typical investment horizon?
We typically underwrite to a five-year hold, but the actual hold period may be shorter or longer depending on market conditions.
How often are distributions paid?
Distributions are paid quarterly.
Can I invest with my retirement account?
Yes, you can invest using a self-directed IRA or Solo 401(k). If you’re unsure how it works, just reach out. We’re glad to help.

How does the investment process work?
Once you decide to partner with us, you’ll join our investor network and gain access to investment opportunities as they become available. Investors receive a detailed Offering Memorandum, have the opportunity to ask questions, and complete the required investment documentation. Upon funding, investors receive quarterly distributions along with ongoing performance updates.
What are the primary risks associated with these investments?
All real estate investments involve risk, and multifamily investments are no exception. Primary risks may include changes in market conditions, interest rate fluctuations, operational challenges, and unforeseen capital expenditures.
We seek to mitigate these risks through disciplined market selection, conservative underwriting, experienced operating partners, and proactive asset management. While no investment is without risk, our focus is on preserving capital and pursuing attractive risk-adjusted returns over the long term.
